This is the complete Bailey Blueprint for buying—my proven strategy designed to help you move forward with clarity and confidence. Inside, you’ll find practical pro tips and extra insights you won’t want to miss.
There is a lot to think about even before heading out to look at houses. This includes understanding the current state of the market, determining your budget and getting a pre-approval letter from a local lender. (Pro tip: your pre-approval is good for 3-4 months!)
This is where the fun begins! When you have set your ideal timeline and features, you will begin touring. This step can be as quick as the first home you see or even take up to a few years, it all depends on your end goals!
When you find the right home, you will submit an offer & negotiate terms of the agreement. This can feel scary, but I provide full explanation videos that go through the state's contracts. You will feel educated and confident in the final offer!
When you reach an agreement with the seller, you will have a short moment to celebrate (woho - it's a big hurdle!)... Then there are a few TO-DOs. These include preparing for inspection(s), submitting your earnest money deposit, selecting home insurance, and completing your lenders requirements for the final loan approval.
When your offer contingencies have been met, you will prepare for the closing process. You'll have the opportunity to complete a final walk thru to be sure the home is in the same condition as when you submitted your offer. The title company will make final steps and you will head to the table for final signatures.
