You have a very short window to catch a potential buyer's attention. This means your pre-market preparation is crucial. I will provide a list of action items to help your home be "buyer ready" as well as complete a well-researched analysis for competitive pricing.
It's critical to gain exposure within the first few weeks on the market. We will build a strategic marketing plan that includes professional photography & videography, paid & organic advertising, and printed materials. You will want to provide access to your home for tours, which can be confirmed via our handy system.
We will be looking for the BEST offer on your home. This includes: an ideal closing timeline, strong price as well as other terms that may fit your needs.
Selling your home is typically front loaded, with the "work" after an offer is accepted falling on the buyer. The buyer will be responsible for hiring an inspection & completing an appraisal. During this time, I will be staying on top of the disclosures, contingencies and appraisal to be sure everything is moving smoothly & we are on track.
After the buyer has released all contingencies on the offer, we head to the closing table. Most often you will pre-sign documents and do not need to be present at the final closing. The buyer & lender will release final funds and you'll be headed into your next chapter!
